What is a BMS?
It's a solution that manages and optimizes a building's technical installations.
Concretely, it's a supervisory software package, combined with local PLCs, which will enable the remote control and management of all building equipment, such as electricity (TGBT, TD, lighting), energy metering, management of HVAC installations (heating and cooling), plumbing, elevators.... Useful information is monitored in real time, in local mode via an ethernet network, but also remotely, with just an internet connection.
In the building, it's the action of the sensors that transmits all the useful information to the supervisor. We speak of immotics (a contraction of the words "building" and "computer") in the sense that the system is similar to a home automation architecture, but for a major building or structure.
There are three levels of BMS
What are the advantages of building automation?
The implementation of these automation and control systems for commercial buildings aims to control building energy expenditure while improving the comfort offered to users and occupants. The energy savings achieved are significant (up to 30% according to ADEME (2015)).
A building management system (BMS) also offers the possibility of:
-
Monitor, record and analyze energy consumption data;
-
Adjust the consumption of technical systems in real time according to requirements;
-
Detect and alert operations managers to potential consumption drifts to avoid overconsumption and additional maintenance costs.
-
Enhance staff and building safety by anticipating electrical failures of building safety systems,
-
Centralize all data on a single tool.
